Purchasing Manager
Job Responsibilities:
- Oversee and coordinate the resolution of JDE accounting issues related to contracts and trade partner qualifications in collaboration with Corporate.
- Assist in recruiting new suppliers and trade partners to maintain a strong trade base, ensuring bids are complete and accurate.
- Manage pricing negotiations, contract files, payments, and product replacements, updating existing contracts as needed.
- Prepare bid comparisons and review findings with the management team. Assist in selecting preferred bidders based on competitiveness and ability to meet contract requirements.
- Contribute to the development, review, and analysis of scopes of work to ensure quality control and standardization of materials, equipment, supplies, and services.
- Analyze drawings to identify value engineering opportunities and pricing efficiencies.
- Oversee BuildPro as it pertains to purchasing and trade partner payments.
- Conduct quantity take-offs from working or design drawings for budgeting and bidding purposes, maintaining and updating take-offs within company software.
- Identify trends in extra EPOs to minimize and control costs.
- Review and process change orders for options.
- Prepare monthly site condition reports for new job starts.
- Compile and submit quarterly corporate reports for rebate acquisition.
- Continuously research new products, materials, and processes to enhance customer satisfaction.
- Serve as a liaison between subcontractors, construction, marketing, sales, customer service, and land departments, providing ongoing support to Construction and Sales through PO processing, plan reviews, and documentation.
- Review plans and create/revise budgets for multiple new and ongoing communities, ensuring product development and architecture align with budget constraints.
- Provide administrative support to the Director of Purchasing.
- Cross-train in all purchasing functions to provide assistance as needed.
- Perform other duties as assigned by the Director of Purchasing.
- Maintain a professional demeanor and contribute to a positive, team-oriented work environment.
- Foster clear communication across departments to ensure smooth information flow.
- Participate in training as needed, including product knowledge, procedural updates, and software proficiency.
- Support and promote a fun, positive, and values-driven workplace culture.
Minimum Qualifications:
- At least 4 years of experience in a purchasing role, preferably in residential construction.
- Experience with BuildPro and JD Edwards software is preferred.
Education:
- High school diploma or equivalent.
